Transfer

How we help

Who said that changing property ownership should be complicated? There is no need to stress. Whether you’re adding or removing someone from the title, buying out a share, gifting part of a home, or updating ownership after life events, we make the process Clear and swift. We handle the legal steps, keep you updated in plain English, and move things along for you. Do you like to avoid headaches? So do we!

When a transfer makes sense

  • Adding a spouse or partner to the deeds (or removing one after separation).
  • Buying out a co-owner’s share following a re-mortgage or change in finances.
  • Gifting a share to a family member for estate planning.
  • Adjusting shares in a property you already co-own.

What we do for you

  • Check the best route: We will confirm the right transfer type, note any Stamp Duty Land Tax or Lender requirements are due, and outline a sensible timeline before we start.
  • Get lender consent: If there is a mortgage, we co-ordinate with your Lender so that names on the loan and the title deeds match on completion.
  • Prepare and sign the right forms: We complete the transfer deed.
  • Verify ID and compliance: We handle identity checks and any leasehold notices or deeds of covenant if a flat is involved.
  • Deal with Stamp Duty: Where Stamp Duty applies, we calculate it and file the return for you nice and early. Who wants to worry about tax penalties?
  • Complete and register: On the agreed date we complete the transfer, then register the new ownership with HM Land Registry
    .
