What we do for you
- Prepare a comprehensive contract pack designed to minimise the number of enquiries we receive.
- Initial file opening: We open your file, confirm the ID of you and the buyer’s conveyancer, and send the draft contract with title documents and completed property forms (TA6, TA10; TA7 if leasehold).
- Keep enquiries under control: we anticipate and minimise common queries by providing clear answers upfront with no discrepancies. This reduces back-and-forth delays and reassures your buyer that your property is sound.
- Handle your mortgage redemption: we obtain a redemption statement and line everything up so that your loan is cleared on completion.
- Coordinate the chain: dates, deposit, insurance handover and key release managed calmly to avoid last minute scrambles.
- 
Post-completion sorted: funds distributed, any undertakings honoured, and paperwork dated; no loose ends for you.
  
 
And if you’re selling leasehold?
- Order the management pack early: we request the Leasehold Property Enquiries pack (LPE1) as soon as you have instructed us. The typical turnaround is 2–4 weeks; we prioritise ordering the pack early to prevent unnecessary delays.
- Clarify fees and restrictions: we note the ground rent, service charges, any licences to assign or approvals required... we just don't like surprises.
