We keep things clear, coordinate with your Lender, and explain each  step to you in plain English so you are never left in the dark. What we do for you

  • Open your file and get moving: Verify ID, check the title, and request any info we  need to get the ball rolling.
  • Coordinate with your lender: Report on title, satisfy offer conditions, and line up funds for completion. Where the lender allows it, we may use search indemnity insurance to help move things along quicker for you.
  • Redeem your old mortgage: Obtain a redemption statement, complete, and ensure your previous loan is discharged.
  • Register the new mortgage: Submit an application to the Land Registry to formally update your deeds. We will later send confirmation, once the Land Registry have done their bit. 
  • Leasehold extras handled: serve any required notice of charge or landlord certificates so post-completion doesn’t hold you up.
  • Occupier consents: where needed, we’ll arrange signed occupier consent forms for anyone aged 17+ who lives at the property but isn’t a borrower.
  • Stamp Duty check (if ownership is changing): re-mortgages alone don’t trigger Stamp Duty, but a transfer of equity might if there is cash changing hands or someone takes on part of a mortgage. We will confirm and file a tax return if needed.
